Yea...that's pretty much exactly the experience I would expect renting a single room in a house. I wouldn’t do anything but whole house/apt

Do you want a person in your neighborhood running a business from home?
How about a welding shop in garage?
There's a reason there is zoning, residential, commercial, industrial, etc.
As far as licensing and taxes, shouldn't all businesses be held to same set of rules?
Or, should running an air BNB be treated special?

We prefer AB&B when traveling. I use the filters and the map feature to narrow our search, then scroll the results with our preferences in mind. Using the reviews to cull problematic hosts is another strategy I utilize. And, of course, Google maps for the final vetting. We’ve had some great visits as a consequence - have met hosts who went above and beyond to ensure an enjoyable experience, and savored a sense of place beyond a cookie-cutter hotel stay.
