I was real close to buying a place in the pass Christian area but backed out, still think it would be a good investment

If you want land and some privacy look at Vancleave. If you like city life Ocean Springs is really nice. Both places are full of very nice people. OS is a little snobbier though. Great downtown with lots of cool places.
Biloxi and Gulfport have the most activities and they are a short drive away from OS.

I like Gulfport bc you are in the muddle of everything. One hour to NO, one hour to Mobile, only 1.5 hours to Pensacola, etc.
The Pass lots are beautiful but there are so few of them, and I don't think people want to move to Delisle

South of I-10 in Gulfport unless you are in Bayou view has gone to shite. If you want a nice house and land and only be 20-30 min from the beach i'd recommend Orange Grove or Tradition. As far as Biloxi goes its pretty meh but casino hopping is fun and they will have more and more attractions with the baseball stadium there now.
OS would be my go-to city. Laid back small town life. Crime is low, you are only 15 min from D'iberville mall/Biloxi nightlife and Horn Island is due south of you

Lol Bayou View isn't as nice as it used to be. And the lots/houses on Beach Blvd are beautiful.

Lots of nice places in Gulfport besides Bayou View. The Islands are real nice, Anniston has some very nice houses and neighborhoods. 2nd street has some very nice homes. Orange Grove is getting very crowded and they have a nice neighborhoods with bad ones popping up next to them.

For sure. They are so serene and many of them are so large. You can't even hear the traffic on 90.

Youre right, BV and anywhere near the airport has gotten bad. There are still a couple of ok areas--but on the whole Gulfport has gone to shite.

I also live in Ocean Springs. Moved here from Hattiesburg a couple years ago. Highly recommend.

We lived in Gulfport for about 3 years. It was nice being a short distance from new orleans and gulf shores. I enjoyed drinking at the casinos after 2am. We learned while living there that Ocean Springs people think they are the classiest people on the coast. There is a lot of LSU fans on the coast BUT there are a lot of Bama fans there too...did not like that at all. We liked being able to walk to the docks and get huge arse shrimp for super cheap. Some decent restaurants there. We still have the house there if anyone wants to buy it.

Fair enough, but OS isn't cheap either. BSL is probably the best value right now. Vancleave and Willmarket is where everyone is moving now, but I wouldn't move there personally.

I work at a pretty large employer in Pascagoula and I'd say 40 - 50% of the people commute from Alabama.

Ocean Springs > Biloxi > Gulfport > Bay St. Louis > whatever else.

I'm very familiar with Gautier and Pascagoula. Both have good and bad areas. Gautier is more wooded with larger lots. Pascagoula is more industrial but has nice homes near the beach. Private school is a must in either city, but we like the area.

I'm a little suspect about Gautier. I did a street view of a number of homes, and much of the areas looked like the Chernobyl ruins. Pascagoula looked a little better. All of the Jackson Co. high schools had similar ratings except for OS and Vancleave, which were As, and Moss Point, which was dismal.

Gautier is better than Pascagoula imo.
