Every market is different. Each and every one. Typically the extra bedroom is not worth more if the homes are similar in size but there are always exceptions and that has to be researched. That is the bottom line

Is the office larger than 96 sq feet and does it have a Window? If so, it can be called a 4th bedroom. Closets are not necessary as an armoire can be used.....this is coming from experience

its 8'5" by 9'6" and does have a window. right at 80 sqft
looking at our old appraisal, it looks like they appraised it as 7 rooms, 3 br, 2 ba, i also comped to a 4br last time.

That is too small to be a bedroom technically. Not to say someone can’t call it that....,I guess. An actual 4th bedroom is more of a selling point, which should be reflected in contract price. It’s hard to say exactly what a 4th bedroom would add (depends on comparable) but it def doesn’t add THAT much more. It really depends on the comps available.
