We found one against some property in a trust that my wife controls. I think someone at the finance company got happy writing parcel numbers and this one was the next, sequentially, after the adjoining property, which was the one who owed the money. The lawyer sent them a letter and they notified the clerk that it was an error.
Crazy, though, that they can manage to get that posted without having to show any proof of debt.

So that language above is from a title commitment it looks like for title insurance. Those two entities have filed a lawsuit against either you or someone with your same name and that name came up in a title search because in addition to checking the title to your property they also check the judgment rolls for that county to see if there are any judgments with your same name. If there are that doesn't mean they are on your property, just filed in the county rolls if that makes sense. The way these are cleared are the title attorney has to reach out to the attorney that filed these suits and verify that the person they sued has different ssn/dob than you.
Santander is a debt buyer, probably from credit cards and Bank of America is a well know lender but they have credit cards as well. Have you ever been sued? Don't answer that of course but if you have a common name and haven't been sued by those people than the title attorney should be able to clear them.
I would be asking if those are from the judgment roll or were specifically filed against your parcel # because from my experience those look like standard judgments which could belong to anyone with your same name.

I've never been sued and I've never had a judgement on my credit report which came back from Equifax at 822, seems if I had a judgement it would be on there.
Hopefully the bank's title atty can sort this out quickly, thanks for the encouragement from y'all.

Yes, good luck. A couple of things to consider. If you are doing the closing at your bank and the title attorney is only writing the title insurance and not handling the closing,, he may be requesting that the bank do the legwork to clear those liens instead of him doing it. He just wants them to provide proof that they aren’t yours or that they have been released. i’d start with your loan officer in the morning to see how it all is working and then go from there.

The one for BOA is actually in my wife's name, but spelled slightly differently and uniquely. I found the bitch in my county on Spokeo, she seems to move around a lot. Hopefully the title atty can clear that one up as easily as I could find it in the first result from a Google search.

So the only downside is if she was on your title when the judgment was recorded then it is attached to your title even if she is no longer on title. That is something the attorney would have to sort out.
The other one was from 2016 and unless it was reenrolled it should be outside the statute of limitations I would think. Not sure what they are in Georgia but in MS they are 7 years.

The first one, in "my" name, was "recorded" before I even bought this house in 2017.
