This exact thing happened to me a couple years back when looking at a house in Nicholson Lakes. I forget the name but he said he was "so blessed to have upstanding citizens looking at his property." More than a couple red flags therr

I think you should tell him that you are sending a check and it will also included money to pay your own courier, so he should cash it at his bank and give your guy the money when he picks up the keys.

Buddy of mine had this happen to him in BR. FBI ended up calling him the next day to find details on the guy
