Metairie from Causeway to the 17th street canal is insane right now. Full on tear down mode with young people buying these old small houses and building nice shite.
They have even been putting nice new condos and apartments back in Bucktown and close to some of what used to be the more run down apartments in that area.

If the deep south follows along with the rest of the country, the number of people in their 20's and early 30's who are single and/or have no kids will continue to grow.

The population and the urban/suburban balance will just shift to reflect people buying their first home in the burbs at 35 or 40 vs. trying to do so at 25. I don't think either way of life will "die off"

For reference: My high school 20 year reunion is coming up (suburbs of Chicago), and very few people from my graduating class have HS age kids, the rest are on infants or haven't yet reproduced (source: Facebook). I don't think the south will every get THAT bad, but that's the way the country is trending.

Yea, this is another case of Slippy not knowing much Just on my block there are at least 3 tear downs with new constructions going up and all will be over $500k.

Most of New Orleans is a few degrees more walkable than J.P. even though it's far from ideal.

The real difference is this - People don't mind being seen walking down Freret St, Magazine St, or Royal St. Shopping, bar-hopping, whatever. Nobody wants to be seen walking along Veterans...
