There is a ton of land out in the East, to both the east and west sides of I-510, that could be developed for industrial. You already have NASA and Folgers out there.

Probably, because that is a concern of mine. Of the 45 million "raised" so far, 0 of that is equity. 35 million is debt, 8 million is essentially government money, and 2 million in sponsorships. You'd like to see some actual investors put some equity money into this thing, you know, such as the developers.
Starting off with a 75 percent debt load is not the road to prosperity.

One thing is I am not sure people would be willing to take the chance of a hurricane completely ruining a building and shutting down production for quite possibly years. Building something to withstand a Cat 3-5 would be immensely more expensive than putting it inland
