In the industry as well. Seen a few like that, although usually there is some improper installation in those cases.

I saw several of the mobile homes from the 1980s with the crimped on metal roofs that got peeled back like a sardine can after Rita hit here. Always lovely seeing 2x2 roof truss on those things and realize what the mobile home industry used to get away with.

The thing that amazes me most (besides everyone thinking they are a contractor anymore) is the older homes that have zero ventilation and the roofs are just shot.

Yea, some towns are making it mandatory building code for you to have so may box vents for so many square foot of roofing to prevent that very thing.
For example, in Amarillo, TX, I believe it is building code for you to have 1 box vent for every 300 square ft. of roofing.
But I know what you mean. Some roofs are barely accessible due to the amount of granule loss up on some that are shot. It's like wearing roller skates up there.

And they have asbestos shingles to boot.
Recently had one that a client (Chase Bank) wanted a bid on and I am not asbestos certified. Found someone who is though and that bid was $52K. Needless to say, they put that one for sale for less than the foreclosed upon amount and cut their losses.

Second opinion, but plan on a new roof. The source of leaks are sometimes hard to pinpoint and it becomes an exercise in trial & error. Experienced people would probably have had to come back out as well. That's why a new roof is the best option. Because they'll say, "It's probably this, and if not then it's that." Getting a new one eliminates all of that and would probably cost the same by the time they actually found the source.
