The only timeshares that make sense are the Wyndham ones and only if you buy them on the resale market. But even then there is a problem.

On a rainy morning at the beach we went to a presentation. The place was nice - we went through the presentation. At the end we were presented a 400,000 point package for $60,000 + $200/month for maintenance.

400,000 points is way too much for working people. Its basically four weeks in Florida, Colorado, Utah, etc. or 2.5 weeks in Hawaii, NYC or Europe. Every year for the rest of your life. Once you pay the $60k off (owner financed at 0%, of course), you just have to pay the maintenance. To make this work, you have to max out for about 11 years. Like I said, lots of vacations for working people, so it doesnt make sense.

But here's the thing. You can go to eBay right now and get the same deal for someone sick of paying for it for $500 + closing costs (it is a real estate transaction legally).

For me to go to a comparable property in Destin, it would cost me $250/night. or $1500/week. For $2400 a year + less than $1000 up front, I can make those numbers work - so I'm interested in buying one on the resell market.

Then we found out that Wyndham basically makes it impossible to book anything decent if you buy on the resell market, so its essentially worthless. You can't book more than 30 days out. Most of the good properties are booked 6+ months in advance.

I personally have ever met only one family that owned one. They, as the parents of a 25-27 year old live at home daughter lived in an apartment.
