Not trying to be negative but I think you'll find anywhere in the gulf south right now insurance fricking sucks.
Florida is getting roped too.
I think North Louisiana is incredibly underrated. Low insurance rates, low cost of living and you have mineral right and that Haynesville shell is a mfer with natural gas. That and plant some loblolly pines and in 20 years Harvest it and make $2k an acre

Honestly think about it like this - for 20 minutes each year you need to shop homeowners insurance rates
If you can save $2-3k doing that then that's an hourly rate of 6,000-9,000/hr.

Not necessarily.
A living veteran can join and pass the membership down but it has to be direct I think.

My Father in Law served in Korea. He's 95, when he was 90, he called USAA with my husband, and in about 30 minutes we had a membership. He had to tell a few stories to the representative. So it took a while to sign up.
