I agree with some fresh paint and cleaning carpets, but I would never put new carpet in, because:

-may not be the color/ texture buyer wants
-some buyers (like me) want ZERO carpet in the house. Hell, I'd rather have laminate over carpet.

-also gives the buyer some wiggle room on the price, be willing to knock off some bucks to let them replace it themselves. I had bad pet urine in one room of my Dad's house, so I stripped the carpet in that room and treated the slab several times to get rid of the odor (thank God it was a dog, not cats) and left as is. Buyer was happy I did it, he wanted wood floors in master BR anyway.
Knocked off about 1K to have the other 3 BR carpet replaced.

Take all personal stuff out (no photos up, neutral art)and keep very clean, organized. Keep clean all the time.
