Eastwood Houston. shite hole or nice?

I have never heard of this neighborhood before but a client of mine brought it up today. What's the scoop shite hole or nice? He claims its just like the heights but doesn't have all the stores/restaurants yet.

I’ve lived in Houston my entire life and have never heard of this area.
Just looked it up and it’s next to east downtown which the city is attempting to make desirable.

Supposed to be gentrifying.
But I think the entire gentrifying process will be slowed/stopped by our progressive authoritarian overlords. Gentrification is a bad word now. And the cities are starting another process of decline now.

the Original River Oaks, homes built in the teens, 20s, 30s big esplanades wide streets Howard Hughes family lived in Eastwood when he was a boy

Lived in Houston for a summer and would never live east of 45. Hope that helps.
