I got a good laugh when my lender notified me to tell me the appraisal came in $1,000 over purchase.
"You already have $1,000 in equity!"
Sure I do

This. It takes months to get a survey done in my area, and none of them are under 50. Somebody good at math who likes being outdoors could have all the business he could handle.

Takes a good while to get state certified. Money is average at best.
