Gentrification happens in part when areas are cheap but there are still buildings and other things worth salvaging.

There isn’t much in the way of good housing out there which just needs to be rehabbed. A lot of it is shitty shotgun housing.

A lot of the abandoned businesses are industrial and can’t easily be turned into something else.

Etc.



The gentrification going on, what little there is, appears centered on downtown rather than NBR.

Black flight is absolutely a thing. Same thing is happening in Jackson, Memphis, Birmingham, and every other highly shitty or expensive city. But Baker and Zachary won't be decent for long ... it's no longer attracting the right types of Black people ... Zachary has become to accessible. As Whites leave in high numbers, they are more desperate and willing to bargain their homes for a lesser value. They just want to get out at this point .. the Zachary family friendly bubble is almost about to pop

I hate most of the homes in NBR. The majority are not charming at all and have bad bones. Most homes need to be demolished and new construction needs to come in after them. Also the lack of greenery in most of NBR is so bad, I wonder if the Exxon plant has anything to do with that.

The older homes in SBR look so much better and have way better charm. Especially SouthDowns, Capital Heights, Garden District, and Spanish Town. Also the greenery here is much better

They're trying to save Zachary but it's too late. The White and middle class flight has already started. Zachary will be the next Baker. They put up a good fight but Zachary doesn't have enough to save it. Not enough new cool developments, no private schools, no major employer over there, the public schools may still perform fairly well for Louisiana low standards but the CULTURE at the schools are becoming more and more undesirable, it just doesn't have anything left to keep exclusive. I don't think most of those houses are selling.

I spent early formative years in Baker in the late '70s and early 80's. It was very segregated geographically, but we lived on the fringe of the black area of town. I spent just about every day of the summer at a BREC open gym within walking distance of my house with a 50/50 racial mix. It was an awesome childhood. I didn't even think about it at the time, but my Elementary school was 95% white. Junior High was 65/35 white and while there were small issues with race, it was not a large scale problem. Sports (as always) was very integrated, with a closer to 50/50 mix with both athletes and coaches. One of my best friends was black and we become life long friends and still keep in touch. Looking back, it was utopia for the time. We kicked arse in all sports and the same kids did nto high school and while there weren't a lot of mixed race parties, there was no real tension. I left before high school but not before the Judge Parker segregation ruling came down and within 2 years, it was going downhill, and within 5 years it was on its way to being a shithole.

The biggest losers, by far, were black kids. They were the ones taking the hour plus long bus rides each way. They were the ones that were forced out of extra curricular after school activities unless they were affluent enough to have private transportation (I know my poor white arse would not have been able to afford it). There were a lot of issues between the local blacks and bussed in blacks, ever more than cross race issues. Academics wert to shite, followed by a community following and attendance, and eventually all athletics.

I was long gone, but it is sad to see how dysfunctional indeed the city has become. For all races. And dysfunctional culture did indeed have its role in that happening, but without forced bussing initiated by a tone deaf white judge, Baker...and the BR area as a whole are a much different place today.

Black people didn't even like bussing. These liberals only make a bad situation worse. I wish they stop trying to champion "racial justice" because they are TERRIBLE at it. Even Black people I know today avoid Baker. Baker used to be a great place to be but once a critical mass of Black people entered the area, like you said it went down hill. It doesn't matter if they are middle-class ... the public schools and the area will still greatly decline if their growth and presence outpace other races. The only way to keep a community great is to keep the prices high and African American (notice I didn't say Black b/c Black immigrants are much better) population under 20%... Baker was and still is too cheap

Also Black kids newly exposed to the better lifestyle of white kids thru bussing often became very jealous and insecure. I remember Oprah saying that the lifestyles she seen on TV was a reality for most of the white kids at her integrated high school. That can negatively impact their academic performance and confidence if they are not strong minded people which most people regardless of race is not.

The cons of bussing outnumbered the pros big time. But it definitely benefitted the bussing industry and bus drivers.
