What’s the most reliable house price prediction?

Was using Zillow and Redfin, both said house appreciated 15% in 6 months which seem odd, want to use a different source

Having just been through selling our house, those websites are WAY off. Try to find a realtor that will do a free market analysis for you. Recent comps in your area will give you a good idea of the price per square foot that houses are selling for.

Look at comp sales in your hood.
Zillow tends to be more accurate in larger areas with higher movement and volume of sales. More data to work with.
