Any rules of thumb, analytics, or good investing sources to check out?

I’m kicking around the idea of buying a piece but could use some education on the subject.

What age facility are you looking at? Potential Re-Zoning conflicts? Can it be expanded? Eave Height? Number of back in loading docks? Can slab support loaded shelving? Sprinkled? Incoming power voltage and panel size? Age of roof and list of recent repairs? Internal or external gutters? Heated and Cooled? 24 month average on utilities? Rail availability? CAM fees? Distance to closest on ramp to an Interstate? Condition of parking lot and access roads? Rent structure, Monthly, Quarterly, or Yearly? Triple Net?

These are all great questions, many of which I do not have the answers to. Thank you for your response!

I don’t know this fella personally, but it appears that he has his shite together. I would have only come up with half of those questions.

Once again, TD is full of surprises.

How to tell someone you're in CRE without telling someone you're in CRE!

T4 is on the money with those questions.

The best warehouse (light industrial) investing opportunity's are NOT going to come across the average joe's desk unfortunately.
