gulf coast ... I may have put 30 % down .. Can't quite remember right now .. too many cold beers

I worked as a maintenance guy while in college in the early 70s, it was mostly apartments and townhomes. The damage inflicted by the residents would boggle the mind. That short expierence as kept me away from rental property ever since!

As a landlord you can control that - IMHO ... You just have to do your homework and be a little patient on the front end ...
