I am closing on a condo in Destin in the next week or so... as anecdotal as my experience is, they appraisers, inspectors title companies in the area are crushed right now... significant volumes. Rentals are very strong looking at the calendar.

Again, anecdotal and nothing more. Cant tell you about price drops as where I am buying has no other units for sale and haven't had any for months (besides the one I am buying).

Igorina...... seeing exactly same thing. We are buying in Sandestin and the area where we are buying is selling as fast as they come on the market. Stuff has actually accelerated recently. It is strange. They say that it is due to the fact that vacations in Mexico/ Europe etc..... are only going to be harder now for the foreseeable future. Strange times we are in for sure.

Last time i saw that place it was looking like it was about to fall in the Gulf of Mexico. A hurricane hits there i think Jetty East will be in the water.

My wife and I were at a conference in Sandestin last summer and took a shuttle from the hotel to the beach and the lady driving the shuttle was telling us how ridiculous the HOA fees had gotten in Sandestin. According to her, she and a number of their neighbors who own homes in Sandestin were needing to sell due to the huge fees. She had been there 20 years. Not sure what her finances looked like but just check those fees before buying.

I’ve been looking into a ski place. My initial thought was the bad rental market was going to force people to sell and I could benefit from someone’s misfortune I casually talked with an agent in Denver who helps her existing clients with their mountain homes; she said the same thing a lot of you have said about Destin. A lot of people pay cash or put down a large amount and don’t need the payments to make payments. I think there will be general softening, but nothing drastic for choice properties.

We close now on 7/31. It appears that there is little if any movement on pricing. Actually had a small bidding war. Hopefully we are not pulling the trigger too early! Found a property with location we really liked and didn’t want to miss it! Time will tell if we bought at right time.
