I have a rental house and the roof is pretty bad, I do not have the money to pay to replace it. Do I take an equity loan out?

Wait for next big storm then have insurance check it. I have never had to pay for a new roof out of pocket.

Get some kind of loan.
A leaky roof will cause plenty of damage and fast.

How much equity do you have? Heloc is probably your best option.

Find a trusted roofer and call your insurance company.
I had a case where I needed to fix the roof to sell a house--roofer and claims adjuster got together on both that house and another one two blocks over, and I got both roofs replaced.
