my own quick calculations, assuming the 2 houses are very close and are comparable the larger one if you offerd 150, did 25k of remodeling you are only at ~98/sqft

The smaller one is aove 130/sqft

you come out way ahead witht the bigger one if you can afford it.

is the bigger one a lot older than the smaller one?

but eariler someone asked about the renovations and you responded that everyone who looked at the house was planning to do remodeling and I took that as the place was really horrible and needed lots of repair to make it suitable for anyone (so I am thinking it had the orginal owners or possibly vaccant for some time),

The current owner vacated when it was listed last year. The bathrooms and kitchens need cosmetic work badly. They are both operable, but Blue tubs and toilets and seafoam green tile isn't exactly in now...

I think the larger house is obviously the better choice. When you get a house, you'll need things you didn't have in an apartment (lawnmower/more tools/workbench) in garage

agree totally...I am single and bought a house that is, frankly, much too big for me...

trouble is, there is no outside storage at all...not even a covered patio for a barbecue grill, etc....result is, everything has to go in the garage....nothing is a substitute for properly laid out space....

Yea, this has the garage, a workshed/storage and then an extension of the garage for the laundry...etc.

Look at the larger house and see if there are any listings of updated houses in that neighborhood. Not everyone has access to MLS or previous sales. See what an updated one went for or is going for and that should give you an idea of what you are working with. Make sure you are comparing apples to apples. You don't want to add 20-25K to a house that is only going to net you 5K after it is all said and done because the neighborhood won't support the overbuilt features you have added.

It sounds like the 1200 sq/ft is maxed out in terms of value and chances are it is higher than it is actually worth.

The larger house has been on the market longer so they are going to be more willing to wheel and deal.

It is easier to grow into a house than move.

Yea, we are going to do one more sweep of the houses, get a more firm estimate on the renovation costs and then make a final decision!
