i've used a management company in the past (took 1 month rent on a 12 month contract), but also have done it direct myself (had same tenant now in one house for 5 years, he doesnt call me for anything unless its major, like a/c). i live 10 hours from one rental and 16 hours from the other. no big deal here. maybe ya'll weren't screening your prospective tenants well enough?

I am not looking for more income because I need to pay the bills. My wife and I have no problem paying the bills. I was just looking to add another stream of income. Never hurts to make more money.

I respectfully disagree. I grew up Ina rental property owner family and saw my dad constantly having issues with tenants, evictions, damage, etc. I spent many weekends as a kid maintaining the properties and cleaning out/painting the apt for the next tenant, and they literally leave everything behind. Unless a property mgt company handles it for you, you are busy. I agree that over time it's a wise investment, but it requires work on your part. I cannot afford to neglect my career for an apartment.

This.
