Office Building Purchase

Anyone here have any experience in owning/managing office spaces? I'm in the process of buying a 4 unit office building in Baton Rouge (3/4 already leased). I would love to get some input on things learned as well as dos/dont's.

A family friend purchased an office building about 15 years ago and recently sold it off. He made a fortune because the area it's in really took off throughout the 15 years.
I'm not much help on the do's and don't's but from his experience, I would say it's a solid investment.
