I always get called belligerent and hostile on this board, but the fact is that offering someone bad relationship advice on the OT can be funny, but giving someone really bad investment advice on here can ruin someone's life.
The real problem is that the driveby snake oil salesmen have a much more sexy mystique because they claim to have some kind of clairvoyance that no one else does whil the guy pitching tried and true methods sounds boring.

I agreed with what you said about the REIT's. I will take any advice which is why I asked the question on here. Whether I utilize your or any others advice is still up in the air.

VNQ was down 8% - 12% during some days in the time period I referenced. What is the upside of the holdings of PFF? How many of those issues are at a premium? Call features, likely concentration in financials, etc. I don't hate preferreds but they limit upside if not bought at a discount to par and are one step above common stock. Most people in the situation you posted who have no investing background will not understand the conversation regarding investments and risk and it is a no-win situation for you if things go poorly post-investment, no matter if one strongly believes it is a short term decline or not. A friend of a friend asked me for some advice last week and I said I would like to help you, but am not comfortable with doing that right now.
