I didn't file homestead for the first 2.5 years I was in my house. My escrow payments fluctuated from year to year by about 15%. I filed, a reimbursement check was sent to my mortgage company and they sent me a check from the escrow balance for the previous 2 years. I didn't worry about dealing with my mortgage company to speed up the process because I had gotten use to the higher note and didn't want to deal with them again (weather related insurance claim).

this happened to me last year, i got my tax bill and it was only for the lot so i kept my mouth shut

i filed this year and my property had been re-appraised, so i got off cheap for one year

only problem is my escrow is gonna be about a thousand light this year so i'm coming out of pocket

Update... I got my tax bill on my new house (new construction) and it was assessed for the land only

All you have to do to prevent this is ask your escrow company not to adjust it for the 'land only' price. At least that is what my builder and closing attorney said at closing.

well, i'm hoping it will be automatically adjusted in 2011 considering my 2010 bill was higher than the escrow

am i wrong here?
