Nationally, home equity went up 13% this year. Home equity will continue to go up. We have a housing shortage so if she is ready to invest in a home, and as long as she has an educated lender, she should be able to afford it. There are a lot more factors in qualifying for a loan.

Takes home $45k? So I’ll assume she grosses in the neighborhood of $75k but regardless, based on what you have said, she has $2200/mo after expenses.
She has $50k saved up and y’all would have the option of putting down anywhere from 5-20% with a mortgage payment incl. escrow of $1000-$1200 a month.
This house is absolutely affordable. Y’all could put down 10% and she could lose her job tomorrow and would still be able to float y’all for a year.
