As others have said fix it or hire a handyman. I went through the same thing but with a list of more like 8 items and they wanted $4,000 off. I fixed it in 2 days for less than $100 out of pocket. You could tell the buyers were miffed about it. Screw them, that is BS.

I have done the same thing... the inspection deficiencies they give you are a list of things that they want remedied, not a mechanism for the buyer to reduce the purchase price that they already agreed to.

Came in late on this, but previous advise is correct. FHA will require the window being fixed. The vent (fart) fan is a new one on me - and I have been doing mortgages for 20 years. Fix it yourself or hire someone - either way, cost should not be more than $500.

Update:

Buyers chose not to call my bluff. Closing will be a bit delayed, but everything's cool. Fixing those things myself would be hard. I moved 400 miles away.

Appreciate your frustration. However, while the contract may not be contingent on the appraiser, it is contingent on a home inspection to the buyer satisfaction.
Depending on your urgency to sell the house, you should either offer to have it fixed prior to closing or a lower credit.
Unfortunately, it is a buyer market right now and the demands are absurd despite sellers giving homes away.

His first post says specifically that the contract is NOT contingent on an inspection.

A "cracked" window pane is OK for FHA, does not HAVE to be fixed.......
