Help me make an offer on a house

The asking price is 165. The owners put it for sale in october. They have since moved into a new house and are paying too notes.

This morning they dropped the price to 160. They orginally bought the house at 149 7 years ago. The house is priced reasonably at 160 per realtors and appraisers.

What would me the borderline too low offer? I want to low ball but not insult them.

130 or 140. I’d bet they reject the offer. Let it sit for a while and if they are really hungry to sell it they will take it or they will counter.

Maybe try $140k, but I'm sure they know that with spring comes increased demand for housing. I would offer $140k but be prepared to come up if you know $160k is fair market value and you really want the house. I don't think waiting them out is a good strategy this time of year.

What are they going to say - "no"? Ok. No worries. You are in the drivers seat. Offer 140k.

$140 is probably about right. If it's been on the market for 4 months and they dropped the price then they are wanting to get rid of it and don't have anyone interested.

All i got to say is be prepared to get a phone call that there is another couple about to make an offer on it and you should come up to close to asking price. Do not believe it for one second. Oldest trick in the book
