Same. My refi appraiser asked what I thought it was worth. I gave her a range, reason, and she came back $10k over the high number I said. It was justifiable when I look at the comps she pulled but doubt I could sell for that number.

The appraiser can move things up or down with the comps used.

They like to know the target number. And if it's not out of line will bring it in at the desired number.

In Texas - they know. The order includes the loan amount and loan-to-value. If they know math, it isn’t hard to determine what the lender put as your value.

Those of you bragging that the appraiser came back with a number higher than you can sell for need to understand that isn’t a good thing. Your ability to protest property tax assessment just took a massive hit and it doesn’t mean your house is worth that much forever. Appraisals are only good for 6 months.
