Dwelling Insurance

Thinking about renting out my 1800 sq ft house.
Homeowners insurance is $2600 year.

Dwelling Insurance quote (La Citizens) with Liability is $5000 year

Are there any reasonable options out there ?

LA Citizens is required to have the highest premium for insurance. Definitely keep shopping. You’ll want a homeowner policy with an endorsement for non-owner occupied/tenant dwelling. Also, make your tenants get renters insurance and liability insurance and have them add you as an additional insured if you can. That’s what many apartments do these days. If you’re listed as an AI you’ll get notice if the tenant fails to pay their policy and will also have to be included on certain insurance payments if a claim is filed.

I currently have homeowners insurance on the house. Switching over to what they told me is Dwelling insurance is what I need and they will have to write a new policy through LA Citizens, ugh.

I will look into this and will be calling around today. I was told to get liability ins, but they made it sound like I had to be the one to get it.

100% this. Write it into the lease agreement that they acquire this within 15 days of lease start date. Being additional insured also makes the carrier notify you if there's a 10-day notice of cancellation for non pmt of premium etc. Require minimum limits as well on liability which is $100k at least, probably closer to $300k would be a better cushion.
