Cost to subdivide land

I have a rural lot in SE Baton Rouge and am thinking about contacting my neighbor to see if they would sell a portion of their lot to accommodate the house and layout we are considering. I know the fair market value of the land but I don't know the cost involved with subdividing. Does anyone have experience subdividing a parcel, what costs and hassle would I be looking at?

You have a lot that is already in a subdivision and just want to purchase part of the lot next to you or you have a piece of land and want to purchase a piece of the land next to you? Doesn't sound like it but those are two different things and will affect the survey cost you will need.

Either way, you more than likely just need a survey of the section you want so your cost would be minimal with the survey and closing expenses. Most parishes only ask you to file a plat for approval if you are subdividing land into 3 or more lots.

Again the survey depends on if it's acreage or lots you need surveyed. I would think under $2K if it's in a subdivision. $500 for the closing and title opinion and $1000 or so for the new survey.

What you are doing isn't subdividing. It's buying a single piece of property contiguous with land you already own.

Thanks for the response stout. The land is acreage, not part of a subdivision. In addition to the cost, I was trying to get a feel for the hassle that the land owner next to me would have to go through to carve out a portion of his land to sell me. I assumed he would be subdividing his one parcel to two so he can sell me one? Thanks for the feedback.

Not much hassle for the seller. You two would just need to figure out how much you want buy and a price point for a purchase contract, then give the surveyor some guidance so he knows what to survey out. The only other hassle would be for him to show up to closing and sign the paperwork. This is assuming there are no title issues on the property he has to deal with and even then that can be dealt with by the title company unless it's something major like no succession ever completed after a death or something.
