The value of antique inventory is hard to ascertain.
I would pay nothing for inventory purchased over one year ago and I suspect that will be a lot of it. Tell the seller he can leave it there on consignment and you will pay him 50% of the retail sales price when it sells.
No blue sky but possibly a five year percent of sales payment paid monthly.
Market rent on the building.
These little local retail businesses are too small to spend any money for valuations or appraisals.

Net annual cash flow (preferably a few years of data) x industry multiple. I’m guessing max 2-2.5 if it’s a smaller operation.
