800+ here. Closed a month ago. Paid an extra $2k at closing to get to 6.15%.

With 20% and the location we bought in, I couldn't be happier.

Is that only mortgage or does that include taxes an insurance? We have a jumbo and there is no way in hell that I could afford it if we used today’s rates.

I bought in Houston, luckily was moving from NYC, so the rest of my cost of living was a massive raise.
