LOMA Process

Anyone ever go through the LOMA process to get their property classified out of flood zone? Any insight is appreciated.

I did in 2016. It really wasn’t all that difficult once I sorted through all the FEMA paperwork and forms I had to do. Get your property surveyed to start with and fill out paperwork from there.

The survey I hired when I built my house took care of the paperwork for me. My final elevation certificate was used (LAG Elevation).
It took a few months to get finalized. FEMA is not the quickest to get back to you.

At the time it saved me about $1700 a year so definitely worth it if you are currently paying a ton for flood insurance.

Thanks guys. Found out today I just need to have about six inches of topsoil around one side of my house to qualify me to get LOMA’d. Gonna get that taken care of this weekend and add some sod on top of it. Looking at saving me about $2100/year now!

UPDATE: Finally got my LOMA certificate yesterday. Zone X (unshaded) now. We pay bi-weekly on our mortgage w/ escrow including flood insurance so 200-250 less bi-weekly and will pay 451 per year for flood insurance. That along with a refi this year with lower % I’m happy. Was paying 2600/year flood insurance. Life is good (this week).

You are probably right, I didn’t know until a realtor friend persisted that we do it. Wish I would have done it a long time ago.
