For 270K ($150 sft) you could likely build a home with modest finsihes. Vinyl tile floors with limited millwork and basic cabinetry.

At $210,000 the house would likely be very basic but doable.

We built for $198 per sft (2861 sft). It has almost everything. This was also during the lumber price hikes.

Absolutely. Everyone knows best what works for them. I guess in my mind if you did a lot yourself you could save plus you’d justify “apartment grade” finishes in there knowing you’d build later. But that’s not everyone’s plan.

Some places with do a construction loan, then roll into a conventional mortgage. You have to check, some you can lock in 60-90 days before finish.

We sound similar. Splurge on the things you enjoy (porch, etc) and go simple in the areas where you shite, sleep, and watch tv.
