Anyone had one done and have a recommendation if you were pleased?
For those not in Houston but have had one done, anything I should make sure is included in an energy audit before hiring someone to do it? From what I've seen from a quick google search seems like they should be roughly $300-400?

It's a great way to have someone else tell you to buy new windows and doors, if that's what you want to do anyway.

There aren’t third party companies who do it that aren’t tied to ac or window companies?

What are you hoping to achieve with this energy audit?

This seems odd...
Unless you're leaving windows and doors open when it's 100 degrees outside and your AC set on 60, it seems they're all going to tell you the same thing.

Would hate to replace the AC only to find out it something cheaper like adding attic insulation or fixing some other issue that could have done it.

I ask because my company does energy audits and I can tell you that 90% of the companies that do energy audits do so as a means to sell their products.
If you find that your AC once could cool your house, but no longer does so, I’d suggest you spend a weekend taking steps to tighten up air leaks in your house
install weatherstripping,
re-caulk around windows,
make sure your attic ventilation is functioning correctly,
have your air conditioner unit serviced
install shade screens on your windows.
