Wondering the same thing Trigger. Poor choice of shingles and I haven’t seen below $400 in 3 years. Many factors but could be anywhere from low - high 400’s

For a quality architectural shingle roof with all related flashings (make sure you get the sheet metal flashings changed) you’re going to be around $3.75-$4.50 per sqft. Depending on steepness, how “cut up” the roof is, trim conditions, etc.

The prices I got at $329-$369/sq depending on portion of roof for the full replacement. My roof is steep and complicated. Price aligns with poster above. 68 squares.

I am still perplexed about these Platinum and Preferred installers. I'm going with an Owens Corning Duration shingle.

Some folks I talk with say the warranty isn't worth crap and go with the cheapest but this seems like lot of risk.

The cheapest is $19K but there are some questions. The Platinum for full replacement is 26K and comes with 7 year workmanship warranty. Others its like 3 years.

I really just don't know.

Most problems of premature roof failure in winds and weather within the warranty come from faulty workmanship. They get hot and cut corners or it’s1pm on a Friday. Too few nails or improper nailing pattern. Over puncture. Reusing flashing nad not reaping all component and checking ventilation. Many roofers are here one day and gone another and reputable ones are only 2-5 yr warranty. The OC and GAF best warranty gives you a 25 yr warranty on workmanship. Plus the wind warranty of 130mph or less for 15 yrs. Loss due to a defective shingle is Lifetime and it’s transferable if you sell. Algae warranty is 25 yrs. . Added cost is $500-$900 unless you have 50+ squares. Over 15yrs that is about $50-70 per year. Less over 25 yrs.

I know. That's great but I'm reading the warranty and researching stories...seems real real difficult to make a claim under one of those warranties and have it approved.

Buyer beware of anything you can buy at Home Depot (GAF) and beware of OC. Wouldn't let my worst enemy put that on a roof just due to their warranty.

That's funny because I've spoken with multiple people in roofing industry, including roof inspectors for Insurance companies and they said the best shingle is OC Duration or GAF.

Please tell me you aren't beating a drum for TAMKO or IKO. My family has seen bad results with Atlas

OC is a good shingle. I don't use anything OC because of their warranty.

Definitely not TAMKO or IKO.

I'm an Atlas fan. The local rep is great. I can call on him anytime I need. He makes things right that are wrong.

As far as Atlas having issues, yes they did in like the early 2000's I wanna say. No one is perfect. I'm sure every business is gonna have some stuff happen at some point, have that one customer that you just can't please, etc. At the end of the day, the most important thing for a homeowner is to pick a contractor they feel comfortable with.

I can tell you that my brother is a lawyer and my dad is in construction and they both said the OC Platinum Warranty covers the most as between GAF and OC. The OC Blow off coverage is good.,Atkas won’t pay for replacement labor, only the shingles. OC pays for tear down, installation, shingles, underpayment and labor.

Have had roofers tell me the OC duration with the Tru mail system has withstood the last few way hurricanes better than others.

My dad had an atlas roof that lasted 25 yrs and multiple tropical storms and hurricanes in Scott La.

I know for a fact (at least with my one client) OC sent him a voucher to Stine's for $400 and that was it. Told him the rest was on him. No nails, felt, labor, and he had concrete tiles which they also weren't paying for so now he just has this ugly arse OC roof because it's not worth replacing it with OC's measly $400 voucher.

Whereas I noticed something strange with a roof during install and sent pictures to my rep. He said he would be there the next day. Came and looked at it with me and said you'll have a credit at ABC for everything you need.
