Lake Verret/Belle Rivers Camp Price?

How much would a camp on lake verret or belle river cost?

Would like:
Access by land
Water front
Doesn't have to be big (one family)
Something poor to decent shape; not against a little sweat equity

Not concerned about leased or purchased land. Fine either way.

There was one for sale right by my buddies. 140,000 for 3 BR 2 BR. Looked clean, but id say thats a little much. Was down there all weekend and saw more camps for sale than ever before

There's one for sale on graveyard island, I think maybe 2. The one I saw is next to my fiancé's uncle's. They want 125 I think. It's a single wide with a screened in back porch, warf on river side and across the road.

Call Roslynn Stone realtor ( Google is friend )there's a huge inventory down there right now. You should be able to get something decent for 50 K . Make sure you get at least a 5 year lease on the land ,10 if you can get it.

How do leases in these areas work? You buy a camp and if your lease runs out you're just SOL?

My parents and grandparents have leased on Verret for over 30 yrs and we have never had an issue of them not re-upping the lease. They do have times when they will not issue new leases, we also have a couple of leases on a couple of boat sheds in front of our camp. These are harder to get from what I understand.

Most of the leases are 100 year leases. My father has some water front property for sale on Pierre Part Bayou, in "Upper Pierre Part" . Just off of Belle River. He also has a house on the bayou he might, bulkheaded waterfront with cypress trees.
