I thought hard about that but ultimately decided I'd be doing myself more harm than good by limiting my tenant pool so much .... in a few months I will have nothing but tile and laminate....

Why? It's "security" for if the tenant does not abide by the rules..ie. break the lease
Put it for rent, make them pay for cleaning/painting walls/new carpet and call it a day.
Then keep deposit.....PROFIT
Seriously, they broke the lease and you should NOT feel like you are doing something wrong.

no no what I mean is, I don't want to allow them to give me the security deposit for owed "rent" when I may need it to cover cost of damages

You are not in control of this situation. They will not be giving you the deposit for owed rent, you will be taking their deposit for breaking the lease.
To go after them for "owed rent" you will have to go to court. Again, this is not something you want to do.

I'm with you and I agree....I guess I'm just saying I'm gonna do my best to frame it that way bc it better serves me ...although I am going to "require" the reimbursement of the $1100 discount I gave for the 2 year lease...we'll see ...

Before you put the strain on the tenants. Tell them because its a work transfer, they need to talk to their employer about buying out the lease. Similar to moving expenses. Many companies do this. You may be able to get full payment thru this option going thru the employer.

Yeah, try to get the employer to buy out. You will probably have to sign a release form to get paid, but if you can get something you are better off than nothing.
