Nothing to cover unfortunately - I was told by a local attorney not to place that (Covid stuff) in "additional stipulations" on the renter's agreement as I would open myself up for a can of worms. I think it also had to do with the primary mortgage being underwritten by FHA.

It’s my understanding that inability to pay rent cannot be cause for eviction under Covid protection
It was my understanding that agreements to keep property maintained, keep electricity on or other similar stipulations would be cause for eviction
I had no issue evicting someone for an issue other than lack of payment
One of the contracts I signed years ago at an apt complex had a stipulation about wiping shown shower walls after every bath / shower
