So every mortgage taken out has to have a survey done on the property? You must be thinking of a legal description. Legal descriptions can be written by anyone. Ive seen the same wrong description copied down document to document over a 30 yr span.

Go to your HOA website they should have plat of all filings showing exact dimensions of each lot.

Same here. I bought the empty lots directly to the east and west of my property. I had to pay for a survey to be able to extend my privacy fence and the survey showed my fence was a foot on to my neighbor's property. I'm not the original owner.
I caught him outside and explained it to him. I offered to buy the one foot strip, but he turned me down. I told him that I would move the fence when we extended it and he laughed at me and told me he wasn't worried about it.
I'll probably have the fence guys move the fence line anyways. Is rather do it up front instead of 4 or 5 years down the road.
As an aside, when I bought my house in '03 I simply dug out the old fenceposts and replaced what was there with a new fence for the backyard. I did it myself because the linear feet was so small. So I'm digging up the last couple of posts and Mike Holmgren, the 49ers and Green Bay coach accosts me as I'm working. My neighbors house was on the market and he was looking for a house for his daughter, who was starting medical school at the U. He helped me pull the last post out of the ground. Haha! He ended up not buying the house but a two doc family moved in, who were the ones who had the survey done.
