Forsyth and parts of cherokee are your ideal market right now.
They are rich and developed. But cobb county and gwinnett county have shown that they (forsyth and cherokee) can continue to grow at a decent pace for the next 20 years. The problem is that the real estate is pricy in these areas. The question is if you are trying to get ahead of the growth/real estate prices. And that is where walton and other parts of cherokee (southside atlanta by the production studios, and maybe rockdale/newton counties) can fit in.
If you are trying to swim in the market now, id look at forsyth county and cherokee county to see if they can fit your price range. They are far from tapped out in terms of growth.
