From what I've read for a couple years now, the entire city of Jackson is ghetto now with lots of failing infrastructure adding to the woes.
Shame too because when I lived on the Reservoir I loved heading into Jackson but really did spend most of my time outside the city limits.
I worked on one of the 4 marinas they had operating at the time-----Old Trace Marina---- but it has been long shut down and that whole area near the Yacht Club is now high end homes, but when I was up there, it was all woods.

CLR is an example of a certain demo leaking out of the city into a suburb. I haven't been to Ridgeland in a while so I can't say how deep its creeped into there.
There is an even more drastic example in Clinton, which is on the wrong side of Jxn (not that there's a right side). Though again I haven't been there in some years.
Perhaps Baker would be a good example of the phenomenon around BR.
