It also could be that the family just doesn’t want to run it anymore. They’re probably on their 3rd generation of family owners and it’s possible they don’t have kids that want to take over, so they’re selling to retire.

That’s the perfect business to buy! However, with a asking price of $2.5M for the building rent will be high if you can get them to agree to simply rent.
