Personally I love the area and was scheduled to move there before FIL died. Perfect for a family.

Cheap housing
No real crime
Great schools
Tons of upper middle class
Great golf
Close to Galveston and kemah
Close to great fishing
Tons of restaurants
Close enough to the city


Traffic can get bad
cookie cutter
Typical suburb

Personally I loved the south end in the hidden lakes and Mar Bella area. shite ton to do, great place to live if you have family. Most will shite on it because it doesn't have "culture" and is "soul less" which is all fricking stupid.

Be careful though a lot of new houses had mold and are having to be gutted and redone.

All of this with an extra emphasis on the traffic.

I avoid the hell out of that area around rush hour. Hopefully the I-45 project will be done in a couple of years and it will be happy travels once you get on the interstate. But 518, 646 and 96 are all very congested because of so many new subdivisions going in.

Stay clear of the Dickinson (area around Hwy 3) it's da hood.

Not too bad, I’m about 5 minutes north. Same scenario as the rest of the area. Build and build and build. Replace the trees and grass with concrete and no one seems to know why places flood so bad?.....
