HOAs are fine for cookie cutter neighborhoods where there are Dozens of similar house for sale to protect property value, given a choice a buyer will want the one without a wrecked car next door. Get into high demand areas with more unique houses and it really doesn't matter that a neighbor has painted his house purple, it will have little effect on demand or value of other properties since availability is small and demand high.
