Ive always wondered what the mechanism for this is. Are people accumulating debt to live in high priced houses and apartments only to move out when they cant afford it anymore and be replaced with more debt accumulators?

Massive college town so that drives up rent, young professional town and they are just in past few years building for the size of the population.


Then you also just have a ton of river oaks/highland park millennials that go to Austin to retire.
