Heights and Montrose are appreciating nicely. But The Woodlands High School is one of the best, on par with Ben Franklin in Louisiana, if not better. What no one is telling you about is the real estate taxes you'll be paying on that home, wherever it is. Dirty little secret is that it's expensive, in most places well over 3%, not counting your HOA fees/fines. Since The Woodlands is a township, the HOA is included. I pay about 2.4%, one of the lowest percentages around, period. Yeah, it's a commute to downtown, but only if you have to travel during rush hour. The Hardy tollway makes it not that big of a deal. During non-rush hour times, it's about 30 minutes to downtown. The airport is close by about 20 minutes, another benefit. The 99 goes west to I-10 and will soon go all the way east to I-10 going to New Orleans. I did not flood at all for Harvey. The difference in taxes between Harris county and Montgomery is significant. Plenty of green spaces for the kids and athletic types. My wife is a runner and I cycle... lots of safe trails, over 200 miles of them. Last but not least, lots of concerts at the Cynthia Woods Pavillion, some them even free, plenty of big acts too.

So save your money and consider north to The Woodlands, you won't regret it.
