One huge problem is overbuilding of apartment/townhome complexes (which you see all over Covington/Mandeville) and when the capacity outweighs the demand, leading to glut in the market and $$ losses, then the scumlord owners go Section 8 and the scum moves in in droves then gradually turn the area into the shite areas they fled.

This is my biggest concern. See the example know as the "West Bank".
