Yes very nice in a great safe area.(its New Orleans nothing is totally safe) However the place is only one part. I know several people with places just as nice that don't make as much. Its all about the details and the photos. I spent 12k up front to fully furnish brand new and had professional photos done. I know others who took i-phone photos and furnished via craigslist and they get much less in a similar 3 bed condo. It took me a little bit longer to break even but it was well worth it.

Yeah, having nice stuff in the place and professional photos make a huge difference. I'm planning on doing the same. It's worth it in the end for sure

I have one that's mine and another I manage. Both do well mine does a little better mainly because of the extra bedroom. 3 bedrooms seems to be the sweet spot. Couples don't want to sleep on a sofa bed so even though both sleep 6, the one with 3 actual bedrooms does much better. Really only bachelor parties and younger groups will use the sofa bed.

Got you. Thanks for the info. I'm gonna be doing this soon and plan on buying more in the future. Trying to find out as much info as possible. I'm interested in managing some also, so I'm looking into that too

Are there condos out there that will allow you to sublease? I called quite a few that already had Airbnb listings, and they said they did not. One real estate agent told me that they cannot enforce it. To just tell the tenant to say they are family, and you have a different family member every week, LOL.

Very few condos allow you to sublease and they can absolutely enforce it. Almost all hoa's have an exclusion that will allow them to remove you if you sublease. The only situation you will find someone subleasing is if you know someone who owns property and they will allow you. As part of the permit they review the owner of the building. If you don't own they require a letter from the owner authorizing you to get a license.
