Option #2 from FEMA was a loan for repairs from what I understand is a very reasonable low rate. After talking to an estate lawyer, per OT's advise, it may be in our best interest to pursue the latter.

Current market Reno rates are in the 3s. But it's dumb to pay any closing costs to just sell it. Clean it out and sell it as a Reno, I'll even help you market it.
